Before you start scrolling listings, know what you can actually spend.

Getting pre-approved is important, but the maximum a lender will give you and the amount you’ll feel comfortable paying every month aren’t necessarily the same thing. We’ll look at the whole picture — mortgage, property taxes, strata fees if applicable, insurance and the cash you’ll need to close.

05 - Due Diligence

An accepted offer doesn’t mean the homework is finished. This is when we dig into the details.

Before you remove subjects, we’ll make sure you understand exactly what you’re buying. Depending on the property, that can mean reviewing strata documents, arranging an inspection, confirming financing and insurance, and investigating anything that could become an expensive surprise later.

Once the subjects are removed, the home is yours — but there are still a few important steps before moving day.

I’ll keep track of the dates and details while your lawyer or notary handles the legal transfer of the property. We’ll make sure you know what needs to happen, when the money is due and exactly when you can finally get the keys.

1 / How much money do I need to buy a home in North Vancouver?

It depends on the purchase price and your financing. You’ll need your down payment plus money for closing costs such as Property Transfer Tax, legal or notary fees, an inspection and moving expenses. I can help you estimate the real cost before you start looking.

2 / Do I need to be pre-approved before I start looking?

You don’t have to be, but I strongly recommend it. A pre-approval gives us a realistic price range and makes you much better prepared when the right property comes along. Plus, how disappointing is it to find your dream place only to find out, after the fact, that you can't swing it?

3 / Is buying a condo in North Vancouver risky?

Not inherently. The important part is understanding the strata. I review the minutes, financial statements, depreciation report, insurance, bylaws and other available documents with my buyers so we know what we’re getting into.

4 / How do I know what a North Vancouver home is actually worth?

Not from the asking price. I look at recent comparable sales, current competition, the property’s history, condition, location and what’s happening in that particular part of the market.

5 / Should I get a home inspection?

ABSOLUTELY!!! Even when the market is competitive, we’ll talk about the risk before deciding whether to change or remove any protections from your offer.

6 / Do I need a REALTOR® to buy a home in North Vancouver?

Nope. You can search for homes yourself, but finding the listing is the easy part. My job is to help you assess value, investigate the property, structure and negotiate the offer, review documents and spot issues before they become your problem. You can definitely do it all on your own but there's not benefit to doing so. The seller pays my commission and gone are the days that seller's reduce their price because you don't have a REALTOR®. Having your own agent who looks out for you and doesn't cost you anything is a no-brainer.
