  • North Vancouver is unique, with neighbourhoods ranging from high-end waterfront properties to more affordable family areas. Research comparable homes and recent sales, or work with a local agent to set a price that attracts attention without undervaluing your property.

  • This is where my extensive knowledge of the shore and it's various neighbourhoods comes in handy. I research exactly what is going on around your home and discuss the best strategy, for that moment in time, with you.


2. Boost Curb Appeal

  • First impressions are key! Tidy up landscaping, paint the front door, and make sure outdoor lighting works. Even small touches, like fresh flowers or a new doormat, can make a difference in drawing in buyers and setting a welcoming tone.

  • I have a great seller's guide that walks you through some ways to max your appeal. Basically we want anyone walking into your home to think "I could definitely live here!"


3. Stage Your Home to Highlight Its Best Features

  • Staging helps potential buyers envision themselves in the space. North Vancouver buyers often look for airy, open spaces with ample natural light. Declutter, depersonalize, and use neutral decor to make rooms feel inviting and spacious.

  • My team and I can, most often, stage with your own furniture and some of the staging items we have but, in some cases, a full staging strategy may be worth exploring.


4. Highlight Outdoor Living Spaces

  • Many buyers in North Vancouver value outdoor living, so showcase patios, balconies, or garden areas. Adding cozy outdoor furniture, lighting, and perhaps a firepit (if space allows) can make these areas feel like a natural extension of the home.


5. Professional Photography and Videography

  • North Vancouver’s homes and views are visually appealing—make the most of them! Professional photos and a video tour will capture your property in the best light, ensuring it stands out in online listings and attracts more interest.

  • Have you seen those SUPER WIDE ANGLE shots used in some listings? Ya? we don't do that. Photos should be a great representation of the actual space. If you're luring people in with photos that are enhanced you're just wasting time. (I have stories! ;)


6. Showcase Energy Efficiency and Environmental Features

  • North Vancouverites often prioritize sustainability. If your home has energy-efficient appliances, good insulation, eco-friendly landscaping, or solar panels, make sure these features are highlighted in your listing.


7. Time the Sale Strategically

  • The North Vancouver market tends to be most active in the spring and fall, but other seasonal trends can impact buyer activity. Talk to your agent about the best timing based on current market conditions, as factors like interest rates or inventory levels may influence buyer behaviour.

  • We're seeing a massive shift right now (listen to ep 39 of Keeping it Real to hear all about it) With drop after drop in interest rates the buyer's are FINALLY taking notice and making bold moves.


8. Be Transparent About Maintenance and Renovations

  • North Vancouver homes, especially older ones, may require upkeep. Share information about recent renovations, upgrades, or maintenance work (like roof replacements or plumbing updates). This builds buyer trust and can make your home more appealing by reducing perceived risks.

9. Make Minor Repairs and Updates

  • Fix small issues like leaky faucets, broken door handles, or chipped paint. Consider affordable updates like new light fixtures or fresh paint in neutral tones. These small touches can make the home feel move-in ready and reduce buyer hesitation.

10. Have a Clear Marketing Strategy

  • A successful sale requires more than listing the home. Work with an agent who knows the local market and has a clear marketing strategy, including social media promotion, open houses, and targeted outreach. This will help maximize your home’s exposure and reach qualified buyers.

  • My marketing background makes this my jam! I would put my marketing materials and strategy up against all the biggest teams out there and I can back it up!


BONUS TIP: BC has a 3 day rescission period. That means that buyers can rescind their offer for any reason within 3 days. Doing so comes with a penalty of .25% of the purchase price paid to the seller. It doesn't happen often but it does happen.
